Seller's Disclosures
Most sellers in the State of Texas will be required to complete a Seller's Disclosure. There are a few exceptions to the Seller's Disclosure requirement, most commonly homes that are being sold by a bank as the result of a foreclosure.
The Seller's Disclosure first reviews the systems of the house, such as if the home has gas appliances, a sprinkler system, garage door openers, etc.
A buyer should carefully read the Seller's Disclosure for a history of the house, to include leaks, termites, flooding, presence of mold, and other major events.
The Seller's Disclosure will also reveal flaws in the initial construction of the home, such as aluminum wiring or asbestos components.
Buyers will find information on the age of the roof, Homeowner's Association, any repairs that are needed and not complete, and pending lawsuits also contained in this form.
Be sure to review this form in detail and ask questions of items that concern you. A seller's disclosure does not replace a home inspection - buyers should always have a home inspected during their option period.
