Hire a Licensed Home Inspector

Immediately after we have an executed contract, inspections should be scheduled. At a minimum you will need a Structural/Mechanical and Termite inspections; depending on the home you may need separate sprinkler, alarm, pool, or other inspections.

Be sure to schedule a time when you will be available to meet with the inspector at the home and go over any questions regarding items that are found. Inspections should occur during your option period as early as possible so we have time to negotiate if an issue arises.

Most inspectors have a SUPRA key and are able to gain access to the house. This is the one step that we do not attend - you will be in the capable hands of your home inspector and this is your time to carefully examine the house with your inspector.

Expect the inspection to take at least 3 hours.

Should the inspector find significant repair items not disclosed by the seller, we can ask the seller to fix the problem prior to closing or resolve the issue with money in lieu of repairs.

If the seller does not agree to perform the repairs, the Option Period gives you the right to terminate the contract.
