What to Expect on Closing Day

On your Close Date we will have a scheduled closing appointment at the Title Company. Be sure you are comfortable with directions on how to get there.

Before closing, we will perform a Final Walk Through of the property. This will ensure that the home is empty (if we have not arranged a lease back for the seller) and that all the repairs have been completed.

Be sure to bring your Driver's License to closing.

All funds will need to be in the form of a Cashier's Check made out to the Title Company. You can also wire the funds, ask us for instructions if you need them.

Often sellers and buyers will sign documents at the same time in the same room unless appointments have been scheduled separately.

Closings can take 1-2 hours depending on how long it takes to review the documents and sign.

The settlement statement, or HUD-1, will review all the expenses to the buyer and to the seller. Here you will find your closing costs, prepaids, down payment, and earnest money accounted for. The numbers should be similar to those found in your Good Faith Estimate that you received from your lender. If at all possible we will review this document prior to closing. You will need to save this settlement statement and be able to refer to it later for tax reasons. You will receive copies of all the documents signed for your files.

The home will not become "officially" yours until the closing has "funded", meaning all the money involved in the sale has been received by the title company. If the wire from your loan company has not arrived, you will not be able to receive the keys to the house and gain possession. If your move is closely timed, be sure to factor in a couple of hour's delay just in case.

Once we are closed and funded, you are ready to move in!
